Closed industrial site goes up for sale in Sikeston

SIKESTON - A new owner for the closed Patriot Homes manufacturing plant in Sikeston is being sought.

Tom Kelsey, commercial broker with Lorimont Place Ltd., has been assigned the task of finding. The Cape Girardeau-based real estate broker is no stranger to finding a user for a building that has become empty.

In August, Patriot, based in Elkhart, Ind., announced the consolidation of operations resulting in closure of their Sikeston plant affecting 76 jobs. The plant manufactured modular homes and related components. They opened operations in Sikeston in1997 as Heritage American Homes. They expect to be completely closed by the end of this month consolidating manufacturing to one of their plants in Texas. The company started in 1972 and has other plants in Indiana, Texas and Alabama.

Kelsey said the 112,000 square foot manufacturing plant with over 12 acres of property is located at 821 Wakefield. The industrial facility is one of the larger buildings in the Sikeston industrial park and has access to all city services. The highest and best use would be for manufacturing, but the building could also be adapted to a warehousing or distribution center. The listed price according to the Lorimont website is $1,350,000.

The Lorimont broker has extensive experience and successes in finding buyers for area industrial properties. He handled the sale of the former Rubbermaid distribution facility in Jackson, Columbia Sportswear plant in Chaffee, Florshieim and Cape Shoe plants in Cape and the Supervalu Distribution Center and Penzel Warehouse building in Scott City.

Kelsey said he just sold the 50,000 square foot Sikeston warehouse building across the street from the Patriot property that formerly housed Media Press. Official announcement of the buyer and use of that property would be made in the near future.

"Working with state, regional and local industrial recruitment agencies along with marketing and networking with other commercial brokers, both locally and nationally will be just some of methods we will use to give this available industrial property exposure," Kelsey said.
